Working on revaluation delays

A nationwide shortage of registered valuers has caused delays for property owners who objected to property values after the 2024 General Revaluation of the Whangārei District late last year.
Whangārei District's property valuations (which are used to calculate each property's share of the land-value-based general rate) were released in December 2024 and the objection period closed on 24 January 2025.
We received more than 860 revaluation objections and the valuers intended to complete them before 30 June 2025.
The shortage of registered valuers has left the number of completed revaluations short of the mark, with only a quarter processed so far.
"Many property owners may be concerned or frustrated by the delay, and we are working with our valuation service provider, Opteon, to complete the remaining revaluations as soon as possible," said Revenue Manager Alison Puchaux.
"For those who have not received new valuations following their objections, the 2025-26 land rates will be based on the valuations issued last year. As soon as we receive the new valuation, we will recalculate the 2025-26 rates and send a revised rates notice."
Included with the first land rates instalment will be additional information for those properties impacted by the delay.
